PA approves improved design to 2018
permitted Marsaxlokk boutique hotel
"A 2018 approved boutique hotel at Kal-
anka Beach in Delimara, Marsaxlokk
will be considerably reduced in height,
have more public open spaces and an
improved design layout after the Plan-
ning Board gave the green light to these
mitigation changes. Despite having a
previous permit works on the project
have not yet commenced.
e site currently consists of a derelict
building, originally a hotel dating back
to the 1950's, which is partially built on
two floors, having an L-shape orienta-
tion, with its main outlook overlooking
the informal parking area. e hotel is
located on a land covering an area of
approximately 4,844m², which includes
a large, paved area, as well as some out-
buildings.
e 18-room hotel will have a lounge
area, bar, restaurant, outdoor pool and
spa facilities.
Although with today's decision there
will be a minimal increase in the take up
of disturbed footprint area, the Board
felt that there was enough justification
given that the visual impact of the pro-
ject has been successfully mitigated with
the new design. rough the removal of
a basement level, the project is lower in
its overall height and fits neater with the
topography of the sensitive site.
e Board requested that the devel-
oper increases that the landscaping
around the project and that the rubble
walls will be lowered."
