45 Events maltatoday, SUNDAY, 10 JULY 2016 Another win for Frank Salt Real Estate's Fgura office THE Fgura team at Frank Salt Real Estate has just returned from a trip to Sicily, where the property consultants celebrat- ed the success they achieved as a result of great team ef- fort. This incentive weekend was organised in recognition of their efforts and outstand- ing performance, for which they were also awarded Best Branch. This is not the first time the Fgura team have been award- ed best branch, and according to branch manager Stanley Bonello, the team have always striven to improve their per- formance year after year in all segments of operations. They have also managed to super- sede all targets and increase sales consistently for last 5 years. During 2015 Fgura office in- creased revenue by more than 50% and were the third high- est contributing branch with- in the company. "It is indeed a huge satisfaction for all the team to have won this award as it certifies our efforts and constant commitment in giv- ing the best possible service to our clients; both vendors and buyers alike.' Stanley quoted. The trip included team building activities which proved to be a great oppor- tunity for the team to create an even stronger bond. They started the trip with a Hot Ricotta Breakfast in a remote Milk Farm, followed by a his- torical walk through the Cen- tro Storico of Syracuse, then headed to the island of Or- tigia, enjoyed wine tasting in a recently established winery in the middle of a beautiful val- ley and also visited the annual event 'Infiorata Festa' in Noto – where locals create a display of beautiful f loral mosaics. "The highlights of the trip were not only the sites vis- ited but possibly the experi- ences we shared together as a team which reinforces our relationship as colleagues, which is after all what makes our team special, as each indi- vidual contributes and strives towards the growth and well- being of our office," adds Paul Bondin, winner of the Best Sales Consultant award. "Words can never express the great satisfaction that such an award brings with it. The Best Branch Award not only recognizes the goals and performance achieved by the branch as a whole, but also awards each and every individ- ual within the branch for their collective team effort. This serves to encourage us to fur- ther improve our performance in the future by continuing to give excellent service to our clients," explains Simon, one of the property consultants in the Fgura office. The Fgura branch has been successfully operating for the last 18 years, together with the Marsascala branch, to offer excellent property ser- vices to the southern region of Malta. The company will also be opening another office in Cospicua, to cater for the growing demand in this area. Century 21 helps buyers get maximum return for their investment property ARE you a person who prefers tan- gible investments over stocks and shares? Would you like to tie up your money in a fixed investment? Does the fact that property values go up unpredictably sound appeal- ing to you? Lastly, are you ready to dedicate time and money in the maintenance of a property that you do not reside in but will get you a considerable profit? If the answer to all of the above is yes, then you should consider buying-to-rent. Rental income is on a steady in- crease and an investment oppor- tunity of the kind might be a great way of generating income when considering that the right property and mortgage could generate a yield of around 5-10%. When finding the right property for your investment, keep in mind that you will not be re- siding in the property, so your liking is not always the number one prior- ity; instead you should be thinking about your ideal tenant. For exam- ple, if you're targeting students, a lo- cation close to the University and a number of amenities would be ideal. Generally speaking, location has quite a high influence; if the aver- age rent in the area is not enough to produce a yield, then it is not a good investment. However, choosing the right property is key. CENTURY 21 has the necessary experience to guide you on your investment opportu- nity. They will make sure you find a property in an ideal location that will get you an income of at least 125% of your mortgage. With a vast database containing a range of properties suitable for all budgets, CENTURY 21 is bound to have the perfect property for you. Faceworks supports tourism during the summer FACEWORKS Ltd will refrain from undertaking excavation and demolition works in tour- ist-friendly areas around Malta throughout the summer season. This is due to MEPA regulations issued in 2014, which bans this form of labour between the 15th of June and the 30th of Septem- ber in specific areas. Localities affected will include some roads in Birżebbuġa, Gżira, Birgu, Marsascala, Marsaxlokk, Mellieħa, Sliema, St Julians and St Paul's Bay. Excavation and demolition works are also pro- hibited in almost all areas of Senglea and Valletta, all streets of Mdina, and all of Ta' Qali Crafts Village, Wied iż-Żurrieq and Comino, during the summer season. Gozo is no exception, with a ban works on most roads in Marsalforn, some in Mġarr, San Lawrenz, Victoria, Xagħra and Xlendi and all of Ramla l-Ħamra.. MEPA CEO Johann Buttiġieġ mentioned how "a construction site brings with it a number of in- conveniences" for both the tour- ism industry and a great number of Maltese residents who move to their summer residence from the month of June. This initiative is one of the ways by which MEPA is attempting to mitigate the nui- sance such works may cause. Faceworks Ltd will be comply- ing with MEPA's decision on the matter and will continue exca- vation and demolition work in unaffected areas throughout the summer, only to come back full throttle when the regulation is lifted. All students who set up a new account with Yes 4 Students be- tween 1 July and 31 October 2016 will receive a one-off credit of €50 as a gift from HSBC Malta. The campaign is intended to capture the students' imagination by in- viting them to think about not only how far €50 will take them, but to consider also what lies be- yond education and what they can achieve now and in their future. "Post-secondary schooling is a unique time in everyone's life when you develop lifelong friend- ships, where students are exposed to new experiences, and where they develop the values and views that will shape their lives. One of the most important and neces- sary steps to take is to understand how best to manage your finances through this period and the HS- BC Yes 4 Students campaign al- lows exactly that," said Dan Rob- inson, Head of Retail Banking and Wealth Management, HSBC Malta. In terms of the importance of graduate and post-graduate education, HSBC Group's latest 'Value of Education' report shows that the majority of parents are often occupied with their chil- dren's future. Based on the views of over 6,000 parents across 15 countries, the report shows that nearly nine in every 10 parents (88%) would consider a postgrad- uate university for their child, and not just settle for graduate degree. All full-time students in Malta and Gozo can visit the Bank's Fa- cebook page facebook.com/HSB- CMalta for more information on Yes 4 Students and other upcom- ing competitions with some great prizes.
