As from 1 March 2018, prop- erty placed on the market for sale or rent and adver- tised must display its 'energy use' within the advert text. This means that all property owners should have an Energy Per- formance Certificate (EPC) in hand prior to placing their property on the market for sale or even for rent. An EPC is similar to a household electrical appliance energy label. The EPC has scale bars showing the energy rating of a building and its carbon emissions, with zero being the most energy ef- ficient and the other extreme being the least efficient. The EPC delivers an energy rating for properties which although part of Maltese law since 2009, has never been properly enforced. Now all properties advertised for sale and rent on newspapers, maga- zines, and brochures must con- tain the specific energy use. The EPC regulates the mini- mum energy performance re- quirements in buildings. It gives owners, prospective buyers, or tenants the ability to find out how energy-efficient their home is, what they can do to make it perform better and save money, as well as compare a property's energy performance with other properties they are considering to build, buy or rent. Energy use is found in the EPC issued by a registered EPB as- sessor. To be valid, the EPC has to be obtained from an assessor and registered with the Build- ing Regulation Office before being issued to the person who commissions it. A person or agent acting on behalf of anyone who offers for sale or letting a building, must also show the EPC or a copy to the prospective buyer and ten- ant and hand it over to them before the date of entering the promise of sale or rent agreement. This shall be based on the design rating of the building if the building is not yet constructed and fin- ished, or the asset rat- ing if the building is al- ready constructed and finished. Whether the prop- erty is already built, or still on plan, an EPC is required by law to be clearly visible and made available to any individual en- quiring about a property at the point of advertising. The two types of EPCs are as- set EPCs – prepared for a fin- ished property – and design EPCs, which includes proper- ties that are unfinished and still on plan. Once an EPC is registered, it will be valid for 10 years. According to the statement, through its subsidiary, ARA Avanti RX Analytics, "Nuu- vera is the only international medical cannabis company that has a stand-alone Health Canada GMP approved facil- ity that is authorised to con- duct commercial scale activi- ties with respect to cannabis and other cannabinoids". The company said that through its acquisition of ASG Pharma, Nuuvera would be bringing this expertise to Malta. It said the acquisition of ASG Pharma was one of a series of deals intended to increase its global footprint in the medici- nal cannabis industry. Last month Nuuvera secured a €538 million deal to sell to med- ical cannabis company Aphria. ASG Pharma was set up in 2014 by four shareholders, each of which owned a 25% stake. According to the latest com- pany records, the directors are Paul Apap Bologna, who is involved in the Electrogas pro- ject, Hugh Arrigo and Robert Magri. The company's sharehold- ers are Consolidated Packag- ing Ltd, belonging to various shareholders including the Gera family, CP Investments, belonging to Paul Apap Bolo- gna and Christine Meli Buge- ja, Evolve Ltd, a pharmaceuti- cal supplier primarily owned by Attard & Co. and corporate services provider BCGL Ser- vices.
