maltatoday | SUNDAY • 1 DECEMBER 2019 21 COMMERCIAL MALTA'S much awaited rent reform will come into force on 1st January 2020, with the Private Residential Leases Act having been approved by Malta's Parliament. Aimed at bringing stability to the sector, the new rent regulations include amongst other measures, mandatory registration for all private rental properties, as well as minimum and maximum rental periods for long lets and short lets, respectively. Frank Salt Real Estate is organising two seminars for landlords interested in finding out more about the changes in the regulations governing rentals. The new rules also set a minimum 3-month notice for landlords to inform their tenants if the contract will be renewed or not. An an- nual rental increases capping is also being introduced. No limits have been set on rent payable, however once a lease contract has been entered in- to between the landlord and the tenant, the annual rental increases will be restricted to up to 5%. The new rent rules apply to all rental contracts signed as from January 2020. They also apply to any existing rental contracts entered into after June 1995 that are still in ef- fect in January 2021. Frank Salt Real Estate's Rent Rules Reform Informa- tion Sessions are open to all existing landlords, as well as those considering renting out property. Two seminars will take place, one on the 9th De- cember at AX The Palace Ho- tel in Sliema, and one on the 16th December at Kempinski Hotel San Lawrenz, in Gozo, both starting at 6pm. The seminars are being organised in collaboration with Joinwell and will also see the partici- pation of Ian J Stafrace, from Saliba Stafrace Legal who will be giving a presentation on the main highlights of the rent reform. Attendance at the seminar is free of charge, however due to limited seating, prior reg- istration is required. Rent reform information seminars by Frank Salt Real Estate RE/MAX Malta is hosting a '60 min- utes with RE/MAX' career event at the Hilton Malta, Business Centre in St Ju- lian's on the 5 December at 6.30pm. The event is open to the public and is ideal for persons aspiring to work with- in a real estate organisation that has a strong brand, uses state-of-the-art tech- nology, and has a thorough on-boarding training process and on-going educa- tion to assist both experienced and non- experienced agents to kick-start their successful career. Elhorry Zunino, a real estate agent that plies his trade in Luxemburg, will be the main speaker. Previously a private pilot since 1997, Zunino understands what it means to aim for the skies but it is in his professional career where he dem- onstrates what a jet-propelled take-off really looks like. In 2013 he joined RE/MAX and he has, ever since, won the Platinum Club award annually and was inducted into the RE/MAX Hall of Fame in 2016. To- date, he has sold over €65 million in property and has earned over €2.5 mil- lion in commission – and he achieved all this by himself while managing a team. Zunino will provide fascinating insight into how he joined the real estate indus- try and the reasons why the RE/MAX brand was the ideal vehicle for him to use to discover this new career and pro- pel him to become one of the top real estate agents in Europe. Beyond that, Zunino is now an international speaker at RE/MAX conventions, and he was re- cently the main speaker at the RE/MAX European convention in Mallorca. Malta is close to my heart be- cause, during the early days of my ca- reer, I had visited the local conference there. Other speakers at the event will in- clude RE/MAX Malta Chairman Kevin Buttigieg and Mark Ellul – a RE/MAX Malta Academy manager. Kevin Butti- gieg has led RE/MAX Malta for the last 15 years, resulting in consistent year- on-year growth and he is known to be a natural speaker, motivator and leader. Mark Ellul has several years' experi- ence working with international com- panies in sales and training, and today leads the RE/MAX Malta Academy. Ellul will take aspiring new individuals through the paces, providing them with an understanding of the career path they will take when they join RE/MAX Malta. Meanwhile, according to a recent sur- vey, RE/MAX Malta was considered to be the most 'reliable real estate brand', the 'strongest brand' and the 'most trustworthy brand', with 'the most professionally-trained agents who un- derstand their clients most'. The com- pany was also noted to be the 'real estate agency with the widest range of proper- ties and the most competitive prices on the market'.
