10 maltatoday | SUNDAY • 12 MAY 2019 JAMES DEBONO THE proposed restoration of Villa Chetcuti in Naxxar's St Lucy Street, could come at a price: the development of a five-storey block on open space adjacent to the villa's garden along Triq Hal Dghejf. The development will see the excavation of the present tree-filled garden to make way for a basement car park, but the applicant is also promis- ing to reinstate the garden at a later stage. A substantial part of the present garden will be occupied by a pool area. The application foresees the restoration of the villa's façade and the demolition of additions not forming part of the original structure, which will be replaced by additional guest rooms and ancillary fa- cilities. While no additional sto- reys are foreseen on the villa fronting St Lucy Street, the application also foresees the construction of a new resi- dential block on adjoining va- cant land which will include 25 basement garages, three ground-floor maisonettes, nine apartments on three overlying floors and two pent- houses. The footprint of the base- ment garages will extend be- neath the villa's garden which will be excavated to cater for required parking spaces of proposed guest house. The garden itself will be reinstated but the new de- velopment also foresees the construction of a pool in this area. The 32m-road, currently a one-way street, will be paved in coloured concrete paving blocks to match the existing stone-coloured pavements. The proposal follows the re-opening of the Hal Saflieni Hypogeum to the public after the completion of the recent upgrading works. According to Heritage Malta the devel- opment aims to further en- hance the visitors' experience. The application is being rec- ommended for approval by the Planning Directorate. The Hypogeum was discov- ered in 1902 and was opened to visitors in 1908. The flow of visitors left a toll on the deli- cate microclimate of the site, which has affected the pres- ervation of the site and the unique red ochre paintings. Following a conservation pro- ject which saw the site closed for 10 years between 1990 and 2000, a new system was established in which only 10 visitors an hour are allowed in, for a maximum of 8 hours a day. An environmental con- trol system keeps tempera- ture and humidity at required levels. The Hypogeum is a complex made up of interconnecting rock-cut chambers set on three distinct levels. Earli- est remains at the site date back to about 4000BC, and the complex was used over a span of many centuries, up to c. 2500BC.
